Buyer Side

$ 375 per Transaction
  • Synchronize using Escrow
  • Evaluate purchase agreement, counter offers, and all addendum.
  • Keep tabs of the proper dates, initials, signatures, and ensure that broker details are complete.
  • Make certain that the seller disclosures are provided within contract time frames.
  • Prepare and complete all disclosures; included are the state and broker specific forms.
  • Provide a copy of all reports and booklets to your buyer.
  • Manage and upload all disclosures, documents and reports with an online transaction management software.
  • Communicate with all people involved for any updates.
  • Assure that escrow is in receipt of Home Warranty Invoice and Commission Instructions.
  • Any requested escrow amendments are obtained on time.
  • Manage all Escrow deadlines for delivery and return of Escrow packages. This includes receipt of earnest money deposit and the delivery of HOA documents if needed.

Listing Side

$ 375 per Transaction
  • Launch escrow, get the file number and obtain the Escrow Instructions, Commission Instructions, and Preliminaries.
  • Notify all parties and present our role in the transaction as your Personal Closing Facilitator.
  • Give a thorough review of the following: Purchase Agreement, Counter Offers, and Amendments. These documents should be properly carried out with proper dates, initials, signatures and broker information.
  • The Purchase Agreement is provided to all parties involved in the transaction.
  • Fill out the contacts, appropriate dates and documents into the transaction management service tool. Set a schedule with all the parties involved.
  • Obtain the Natural Hazard Report.
  • Arrange a Full Disclosure Package with all of the required C.A.R., broker forms and documents - then we will provide these via mail, email or DocuSign directly to you and/or your seller.
  • Prepare the Seller Disclosure Package and deliver it to the buyer's agent. We will then monitor and advise them about the due dates.
  • The termite and any other reports will be provided to the buyer's agent and to escrow.
  • Supply any needed escrow amendments.
  • Use our online transaction management forms in uploading all disclosures, documents and reports. These documents are needed to push the transaction.
  • Assure that all documents including the termite report, zone report, home warranty invoices, commission instructions and any other required documents will be received by Escrow on time.
  • Manage all Escrow deadlines for delivery and return of Escrow packages. This includes receipt of earnest money deposit and the delivery of HOA documents if needed.
  • Ensure that all disclosures and reports are provided. Make sure that signatures, initials, and dates have been covered.
  • Communicate with all people involved for any updates such as pending documents, signatures, initials, and completion dates.
  • Ensure that all items on the checklist have been completed. Provide the digital paper file (PDF) to you or your broker.
